Terms and Conditions
It is our aim to make your visit to our farm a beautiful experience that you will treasure for many years and wish to repeat time and again. We ask that you read and accept the following terms and conditions which must be complied with by all persons visiting Dawn Chorus Holidays as a guest. These enable us maintain our standards, to assist in proper management and ensure your safety as well as establishing a clear legal contract for
cancellation, damage and exceptional circumstance.
All tents and tents and shepherd’s huts are available from 3.00pm on day of arrival and must be left in a clean and tidy condition not later than 10.00am on day of departure.
On departure all tents and shepherd huts are to be left clean and tidy. All rubbish is to be disposed of responsibly in the recycling bins and any breakages reported to us.
When you make a booking and payment an email letter confirming the dates and times of your holiday is sent to you. Booking and payment is considered the establishment of a legal contract.
Booking requires an advance deposit payable upon booking of 30 per cent of the total cost. The balance must be paid 30 days in advance before arrival.
If cancelled or modified up to 65 days before date of arrival, no fee will be charged. If cancelled or modified later or in case of no-show, 30 percent of the total price of the reservation will be charged.
Cancellation by us
Extreme Conditions: Dawn Chorus Holidays reserves the right to cancel a holiday in light of extreme conditions of: weather, terrorism or war.
In any of these very unlikely circumstances your full payment will be returned to you. Emergency Contingency: Dawn Chorus Holidays reserves the right to cancel a holiday at short notice if for unforeseeable circumstances we are unable to provide safe accommodation due to extreme conditions, ill health, fire or administration or any other extenuating circumstance. Under such unlikely circumstances your full payment will be returned. Dawn Chorus Holidays cannot accept liability or responsibility for any loss, including consequential loss caused by cancellation.
Breakages and Damage
If on your arrival you find any items or fittings, utensils, crockery or cutlery is broken, damaged or missing, please report it to us and it will be replaced. We do accept a degree of wear and tear but should any significant damage or breakage occur during the period of your stay you may be held responsible for and must make good to the lowest market value. We reserve the right to charge for excessive cleaning where a tent or shepherd hut has been left in an unacceptable condition, through waste, litter, interference in the structure, movement of furniture and contents etc.
The farm is a wonderful place for children to play but parents or guardians are responsible for them at all times. Please always use a fire guard (provided) on the wood burning stove and do not leave them alone around the bbq. Children must not play unsupervised anywhere on the farm. Dawn Chorus Holidays accepts no responsibility for injury incurred on site.
Dogs are welcome on the farm and can have a lovely stay here. Their visits must be confirmed in advance on booking. We ask that you abide by the following rules. 1. Pet owners must clean up after their dog and dispose of appropriately. 2. Dogs must not be left in cars or in tents on the farm if owners have gone out. 3. Bring your own dog bed or basket for your dog to sleep on. They are not allowed on the beds or sofas. 4. No more than two dogs in a tent or Suffolk hut per visit. 5 Dogs must be well-behaved and under control at all times, Dawn Chorus Holidays reserves the right to ask badly-behaved or troublesome dogs to leave.
The tents and Shepherd huts are located in a field. Bring appropriate footwear, we recommend wellies or hiking boots. Dawn Chorus Holidays accepts no responsibility for injury incurred on site.
Peace and Tranquillity
Anyone committing a nuisance or disturbing the peace of Dawn Chorus will be asked to leave immediately and without a refund. No loud music is permitted.
Safari tents can accommodate a maximum of eight people and one cot, The Texel shepherd hut two people and two small children under 110cm, South Down 4 people Norfolk Horn two people and one travel cot.
Guests will be held responsible for any fire, damage or alteration to the structure caused by negligence.
Dawn Chorus Holidays cannot be held responsible for any lost or stolen property.
No Smoking Policy
All Dawn Chorus tents, shepherds huts and the farm’s barn have a strict No Smoking Policy. Anyone who smokes outside of the tents is responsible for disposing of their cigarette butts in a bin and must not litter the surrounding area.
Parents are responsible for the supervision of their children on site at all times.
No Fire Policy
Fires are restricted strictly to the wood burning stoves and bbq fires only.
Tent and Shepherd’s huts Structure
It is prohibited to interfere with or adapt the structure of the tents or shepherds huts in any way.
Unlike many luxury camping companies we don’t turn away adult groups. However, we need to make it clear that we are primarily a family campsite and are only able to accommodate groups who want to enjoy our quiet rural location with outdoor activities and relaxed evenings chatting around a fire. If you like jaunting off to town and returning late into the night, then we are probably not for you.
